My wife and I recently closed on the sale of our home with Jessica Maldonado. Overall, we were extremely pleased with Jessica’s professionalism, dedication, and expertise. We recommend her without reservation!

First visit:
Jessica met us in our home a couple months before listing. She walked the property with us and made realistic recommendations of what we should do to make our house list-ready. She presented a preliminary market analysis so we could begin to think about what we wanted to list the house for. In general, it was an excellent start and it helped us motivate to de-clutter, clean, and stage.

Pre-listing:
Once the house was fully staged and we were ready to commit to listing with Jessica, she returned to our home to present a detailed market analysis. We discussed a listing price and decided on one together. Her professional photographer, Ben, took beautiful pictures and video of the home. We had never been so proud to live there!

Listing:
Paperwork was easy (she uses a very convenient electronic document signing system). Her multiple online listing platforms were visually appealing and easy to access. Showings were scheduled via CSS and we were notified via text. Very easy! We had a weekly phone meeting with Jessica to ensure everything was on track. Additionally, she routinely followed up after each showing via text with feedback from prospective buyers. We were hoping for a quick turnaround and indeed we had a couple offers early in the process. However, they had very poor terms (contingencies, poor financing, etc.) so Jessica helped us keep our wits about us, stay patient, and in those cases we confidently rejected the unfavorable offers. Ultimately, it paid off as a very favorable offer came in shortly thereafter!

Contract negotiation:
Once we accepted an offer, Jessica was very helpful with navigating the complex process of negotiating the option period, closing date, price and other terms. She developed a very good working relationship with the buyer’s agent and ultimately we were under contract less than 24 hours after their offer was submitted. The buyer’s inspection followed shortly thereafter and she helped us navigate additional terms (based on the inspection report) with ease.

Pre-closing:
Documents were prepared in a timely manner and without much difficulty. We were less than 2 weeks from closing and on cruise control when the April 2019 San Antonio hail storm hit us with golf-ball-sized hail. Of course we were horrified as to how this would affect the closing which at that point was only 10 days away. However, Jessica’s good relationship with the buyer’s agent was invaluable. Without much stress or paperwork, the buyers picked a roofer (facilitated by Jessica’s connections as the buyers were from out of state), who agreed to make repairs after closing based on our pending insurance claim. In the end, we closed without any delay.

Closing:
Appointments were timely and the title agent was kind, welcoming, and professional. Jessica greeted us at the title company with a smile, a hug, and beautiful flowers. The paperwork was spot-on, things moved efficiently, and the process was quite exciting and enjoyable. The buyers had already signed so funding occurred before we had time to get to a local restaurant to pop a bottle of champagne!
